Lingfield Park
Lingfield Park, already boasting a new all-weather track and fully refurbished grandstand within the last three years, is now working to complete the regeneration of this famous racecourse into a magnificent state-of-the-art racing, conference and leisure destination with facilities to match or better any in the country.
The redevelopment, for which full planning consent has now been received, involves the demolition of two redundant stands and their replacement with a new, integrated leisure building housing improved racing hospitality facilities, a leisure club with pool, a new 116-bedroom four-star hotel and a replacement golf club house.
It also includes improvements to vehicular and pedestrian access, enhanced facilities for horses and handlers, a new entrance building and the removal of numerous smaller buildings around the racecourse. As a result, the redevelopment involves the return of a sizeable area of currently developed land back to Green Belt and will dramatically improve the remaining areas of Lingfield Park.
In addition, planning permission was previously received for the conversion of the existing, separate leisure club into 22 residential apartments and five town houses.
The gross cost of the hotel and residential development is estimated at approximately £31m, which, after the sale of the residential units, is expected to result in a net cost of around £26m.
Demolition work is scheduled to commence in January 2008, with the hotel anticipated to open in September 2009. The preferred operator of the new hotel is Marriott and non-binding heads of terms have been entered into.
